What makes land work for a data center

Two farms in the same Indiana county can be entirely different propositions for this, and the difference is rarely the corn suitability rating. These are the things that decide it.

  1. Electric power

    Transmission within reach, before anything else. High voltage lines on or beside the ground, or a substation nearby, are what make a site possible at all. The line along the county road will not carry this.

  2. Acreage and shape

    Scale, which matters more in Indiana than elsewhere because the projects drawn here have tended to be very large. A single substantial block is worth disproportionately more than the same acreage in awkward pieces.

  3. Water

    Your county's population, since the investment threshold below the top tier is scaled to it. Rural counties sit at the accessible end of that range.

  4. Fiber and connectivity

    Ground that drains, which on Indiana farmland means an honest account of how the tile performs. Land that ponds in a wet spring comes out of the buildable count whatever the deed says.

  5. Road access

    Access heavy equipment can use and a county that has thought about industrial development. Several Indiana counties have now done this at scale. Others will be deciding for the first time.

No property meets all of that and none has to. What we are working out is whether the gaps can be closed, which is a judgement about your ground rather than a rule about Indiana.
